Particularly during the early phases of a project, our past experience as land surveyors, public planning staff, and civil engineers, along with experiences with other related disciplines like traffic, environmental, and geotechnical engineering, allows us to provide early and timely input to clients from many different professional viewpoints while allowing the initial project team member count to remain low until more specific information is needed.

Our master plans, preliminary subdivision designs, and commercial site plans are consistently reported as both easy to engineer and to build.   That is primarily because our site plans are developed within a seasoned and experienced planning and engineering environment that pays close attention to all four physical dimensions, including the all-important one of Time.  

In addition to our strong 2-D graphic exhibits we also have the in-house ability to create conceptual 3-D digital models which then allows multiple renderings of the project to be created from any desired viewing location and height, without the need to initially engage an architectural firm.

During the evolving design, review, and approval process, The Design Response frequently recognizes opportunities for significant cost-savings and/or increased project value, often at a level that exceeds our consultant fee.
